This Privacy Policy explains how Green Mountain Ventures LLC, a Colorado limited liability company that operates Subdivvy (“Subdivvy,” “we,” “us,” or “our”), handles information when you use our website, dashboard, API, and MCP server (the “Service”). It also describes the privacy rights you may have, including under the Colorado Privacy Act (CPA) and similar state laws.

Information we collect

Account information you provide when you sign up, such as your name, email address, and company, along with authentication data managed by our identity provider.

Usage information generated when you use the Service — for example, API and tool-call logs, query metadata, timestamps, IP address, and diagnostic data — which we use to operate, secure, and improve the product.

Billing information needed to process payments. Card details are handled directly by our payment processor; we do not store full card numbers.

Property data and public records

The property, ownership, valuation, and market data available through Subdivvy is compiled from public government records and from proprietary datasets we build and maintain. This information originates from public and third-party sources — it is not personal information we collect from you as a user of the Service.

Optional enrichment features (such as owner contact lookup) are provided only when you explicitly request them, and are subject to additional terms and to applicable law. You are responsible for using any such data lawfully.

How we use information

To provide, maintain, and secure the Service; authenticate you; process billing; respond to support requests; monitor and prevent abuse; comply with legal obligations; and improve our features, data quality, and models using aggregated or de-identified data.

We do not use the personal information you provide as an account holder to build advertising profiles, and we do not sell it.

How we share information

We do not sell your personal information and do not share it for cross-context behavioral advertising. We share information with service providers who process it on our behalf — including hosting, database, authentication, analytics, and payment providers — under agreements that limit their use of it to providing services to us.

We may disclose information if required by law, to respond to lawful requests, or to protect the rights, safety, and security of Subdivvy, our users, or the public, and in connection with a merger, acquisition, or sale of assets.

Cookies

We use essential cookies to keep you signed in and to secure your session, and limited analytics to understand product usage. We do not use cookies to track you across other websites for advertising.

Data security and retention

We use reasonable technical and organizational measures designed to protect information, including encryption in transit and access controls. No method of transmission or storage is completely secure.

We retain personal information for as long as needed to provide the Service and to meet legal, accounting, or reporting obligations, then delete or de-identify it.

Your privacy rights

Depending on where you live, you may have the right to access, correct, delete, or obtain a portable copy of your personal information, and to opt out of the sale of personal information or targeted advertising (we do not do either). Colorado residents have these rights under the Colorado Privacy Act.

To exercise a right, email privacy@subdivvy.com from the address associated with your account. We will verify your request and respond within the time required by law. You may appeal a decision by replying to our response; if you have unresolved concerns, you may contact the Colorado Attorney General.

Children

The Service is intended for business use by individuals 18 or older. We do not knowingly collect personal information from children under 13, and we do not direct the Service to them.
